The MondayOne LLC invests in:

  • New developments – The LLC develops new commercial projects that can produce attractive long-term rental income specifically in commercial.
  • Distressed properties – The LLC purchases partial or whole interest in commercial healthcare assets, then adds value and repositions the properties.

Majority of the LLC’s investments are and will be in healthcare commercial properties. What makes investing into MondayOne unique is the fact that the company establishes agreements with tenants before the property is acquired. All tenants sign 10-year Triple Net (NNN) leases. Under such agreements, the tenant is required to pay the NNN Lease – real estate taxes, building insurance, and maintenance. NNN leases are considered highly risk-averse investments.

In addition, the company focuses on top tier tenants to assure lease payments are paid on time throughout the term of the lease. The company derives its revenue from these tenants, with Akua Behavioral Health as its current anchor tenant.


Industry Information

The Affordable Care Act (ACA) provides one of the largest expansions of mental health and substance use disorder coverage in a generation. Beginning in 2014 under the law, all new small group and individual market plans will be required to cover ten Essential Health Benefit categories, including mental health and substance use disorder treatment services, and will be required to cover them at equivalent to medical and surgical benefits. The ACA builds on the Paul Wellstone and Pete Domenici Mental Health Parity and Addiction Equity Act of 2008 (MHPAEA, or the federal parity law), which requires group health plans and insurers that offer mental health and substance use disorder benefits to provide coverage that is comparable to coverage for general medical and surgical care. While almost all large group plans and most small group plans include coverage for some mental health and substance use disorder services, there are gaps in coverage and many people with some coverage of these services do not currently receive the benefit of federal parity protections. The final rule in implementing the Essential Health Benefits directs non-grandfathered health plans in the individual and small group markets to cover mental health and substance use disorder services as well as comply with the federal parity law requirements. Because of these laws, it is estimated that 62 million people will gain coverage. This is beneficial to MondayOne as its investments are directly correlated to the sector. The US Mental Health and Substance Abuse Services industry includes over 17,000 facilities, with a combined annual revenue of approximately $50 billion. Including ancillary services, broader industry revenues represent over $300 billion combined. The demand for mental health services has reached an all-time high and continues to grow.


Target Tenant Information

The Company is currently working with three tenants, primarily AKUA Behavioral Health. AKUA provides mental health & substance abuse treatment for inpatient & outpatient care. AKUA is accredited by JACHO which is the highest level of accreditation for a health service provider. AKUA’s integrative approach combines Eastern traditions with Western science to provide the highest quality of care so clients can achieve lasting recovery. With treatment centers in Northern and Southern California, the company aims to provide the best mental health and addiction treatment, along with a solid foundation for healing and transformation.
